HOTELS UNDER CONSTRUCTION OR ANNOUNCED FOR WAKE COUNTY

1.  Raleigh Marriott City Center Hotel  - Developed by Noble Investment Group, this downtown Raleigh 400-room hotel adjacent to the new Raleigh Convention Center will include 15 suites, a 9,000 square foot grand ballroom, 5,950 square feet of breakout meeting space, three separate food/beverage outlets, pool and fitness spa.  Contact is Jean Spaulding, Senior VP Sales & Marketing, Noble Investment Group, 1100 Monarch Tower, 3424 Peachtree Rd.       STATUS:  Construction currently underway with projected opening July 2008

2.    Renaissance Hotel at North Hills - at North Hills' new mixed-use district of three city blocks. A 229-room four-star luxury hotel that will anchor North Hills' new mixed-use district of three city blocks will feature 6 luxury suites and one presidential suite and a club level, 8,000 square feet of meeting space, 5,500square foot ballroom, and an upscale restaurant.  The hotel will connect directly to the Natural Body Spa (a European-style day spa) and guests will have access to a new 50,000 square foot Gold's Gym Athletic Club.  Project is being developed by Concord Hospitality Enterprises Company.  Contact is Concord Hospitality Enterprises, 8601 Six Forks Rd., #540, Raleigh, NC 27615, (919)455-2900.

      STATUS:  Construction is underway with an anticipated opening in 2008.

3.  Westin at Crabtree Valley - A 290-room hotel with 30,000 square feet of function space, 6,000 square foot spa and a 6,000 square foot fitness center with swimming pool.  Rooms will have 42-inch plasma TVs, goose-down bedding and oversized baths.  A 43 floor building will also have 100,000 square feet of class A office space, 49 luxury condominiums and 600-car parking garage.       STATUS:  Projected opening is summer 2009.

      STATUS:  Construction began in May 2007.  Completion is expected in early 2008.

5.   Holiday Inn Express Raleigh - 108 room property near Gorman St. and Centennial Campus.  Contact is Nine Points, Inc., 11400 Common Oaks Dr., Raleigh, NC 27614, (919) 570-5757.

      STATUS:  Currently under construction with opening in early fall 2008.

      STATUS:  On hold, completion in 2009.

7.   Embassy Suites - 170 room property next to the Hampton Inn & Suites RDU/Brier Creek.  Will have 7,000 sq. ft. of meeting space.  Hotel will be owned and operated by Winwood Hospitality.  Contact is Amit Patel, Winwood Hospitality, Morrisville, (919) 468-9190.

      STATUS:  Construction set to begin spring 2008 with opening in 2009.

8.   eSuites Hotel - located on TransAir Dr. off Airport Blvd. eSuites are technology-rich boutique hotels. Two room guest suites will be 460+ sq. ft.  Hotel will offer free internet service, advanced-technology business center, on site restaurant, fitness complex and complimentary use of a Lincoln Town Car or Navigator for local transportation.       STATUS:  Construction is scheduled to begin December 2007 with completion in fall 2008. (9/07)

 9.  Sleep Inn - located at 2739 S. Saunders St. 60-room hotel. 

      STATUS:  Site is currently being graded.  More information to come.  (12/07)

10.  Cambria Suites - located at 300 Airgate Blvd., Morrisville.  This 103-room all suite brand property will feature large guest rooms, flat panel TVs, and complimentary wired/wireless high speed internet access in each suite.  The hotel will have a casual dining area that will serve breakfast and dinner; fitness center and indoor pool and spa.  Contact is Yogesh Manocha, owner, Carolina Hotels & Resorts, (919) 434-5135.

            STATUS:  Under construction with a project opening date of late fall 2008.

PROPOSED PROJECTS:

The Lafayette (city site #4) - A 16-20 story, mixed-use project containing a 125-room luxury, full service boutique hotel, 200 seat restaurant, 80 condominiums and retail.  The 0.5 acre city-owned property is located at Lenoir and Salisbury Street.  The $70 million project would include a rooftop swimming pool, bar and glass elevator facing Fayetteville Street.  Rooms would feature plasma televisions, DVD players, valet and concierge services.   Contact is Greg Hatem, Empire Properties, 133 Fayetteville Street, 6^th Floor, Raleigh, NC 27601, (919) 834-8350.

STATUS:   City of Raleigh approved plan for development of this mixed-use project in downtown Raleigh March 2007.  Projected completion date is spring 2009.

Aloft Hotel - $18.9 million, 151 room hotel to be built adjacent to the Hilton Garden Inn at RDU International Airport.   Hotels are characterized by exposed beams and structural steel, guest rooms with 9-foot ceilings and oversized windows, wireless connectivity and high-tech entertainment centers.  Hotel construction is expected in the 3^rd quarter of 2007 with completion in the 4^th quarter of 2008.  Contact is Bob Winston, President, Winston Hotels, 2626 Glenwood Ave., #265, Raleigh, NC 27608, (919) 334-6911.

Forty-Wade Project - 168 acre mixed use development across Edwards Mill Road from the RBC Center.  The site has plans for a 300 room, 10-story hotel along with 1400-1800 town homes, condominiums and apartments.  There is also 500,000 square feet of office space and 150,000 retail space. Construction on first building set to begin fall 2006.  Project is expected to take around 10 years to complete.  Area is bounded by Edwards Mill Road.

Reynolds Tower - Located at 301 and 309 Hillsborough Street, Raleigh, NC.  The 267,900 square foot mixed-use development would include a 136 room hotel, 26 condominiums, 17,500 square feet of ground floor retail and 216 proposed parking spaces in a four-story parking deck.  Contact is Ted Reynolds, The Reynolds Companies, 316 W. STATUS:  Proposed construction schedule calls for footings to be completed by August 2008, permits issued for shell by April 2008, residential shell to be completed by November 2009. (Updated 10/07) 

Morrisville Outlet Mall - demolition of part of the mall area located at 1001 Airport Blvd., Morrisville, to make way for high end, 200-room, full-service hotel with 15,000 square foot conference center along with 80,000 square foot Class A office space.  Developer is First Hospitality Corporation, Govind Chandak, President, (919) 876-6476. (5/06).  STATUS:  As of 1/2007 no plans have been presented.

Waverly Place Shopping Center - Current shopping area to be razed to make way for new development.  The estimated $180 million project includes a 120-room hotel, 204,000+ square feet of retail space, 216,000 square feet of office space and 200 residential units.  Expected completion of project is 2009 or later.  Developer is Zapolski & Rudd, 501 Washington St., Durham, NC 27701.  Contact Luis Rios (919) 956-2722.

STATUS:  As of 5/2007 the town of Cary has approved the plans for the center.  Site plan approval is next.

Crabtree Village - Located at Kidds Hill (Blue Ridge, Edwards Mill Rd., Homewood Banks Rd.) Crabtree Village is a mixed project of residential (350 apartments and 130 condos) and retail (102,000 square feet) which has included a site for a possible hotel or other facility.  City Council approved site plan on 11/21/06.  Madison Retail (Atlanta) will be responsible for retail development and York Residential will handle residential.

5401 North - Located at the interchange of US 401 and I-540.  Mixed use development of 1200-1400 homes, apartments, along with 1.6 million square feet of offices, retail, restaurants, movie theater, plaza area for concerts and a 250 room hotel.  Project was approved by Raleigh City Council 1/9/07.  Contact Jimmy Barnes, NAI Carolantic Realty, Inc., PO Box 1550, Raleigh, NC 27602, (919) 832-0594, jbarnes@naicarolantic.com, www.5401north.com.

Drury Inn & Suites - located at White Oak Crossing, northwest quadrant of I-40 and US Hwy 70 in Garner.  Approximately 150 rooms; may have meeting space. Aloft/Hampton Inn - located on one-acre block bounded by Hillsborough, Edenton, West and Harrington streets.  Project would have two different hotels under one roof.... and Hampton Inn.  It would have 80 rooms and the Hampton Inn would have 120 rooms.  In addition to the two hotel brands the project could also have 200-250 condos as part of the project.  With the condos the structure would be 22-25 stories high.  Without the condos the project would be half as tall.  If project is approved construction could begin in early 2008 and completed by 2010.  Contact Winston Hotels, Inc., Bob Winston, President, Winston Hotels, 2626 Glenwood Ave., #265, Raleigh, NC 27608, (919) 334-6911.

The Edison - located in an area bounded by Wilmington, Blount, Davie and Martin Streets.  This 3.6 acre, two tower project would have 34-38 stories in the first tower and a second tower of 24 stories.  It would include a mix of retail, residences and hotel rooms if a hotel partner can be secured.  It would have 500,000 sq. feet of office space.  Plans are being submitted to the city of Raleigh July 2007.  Construction would begin in 2009 with completion in 2012.  Developer is Gregg Sandreuter with Hamilton Merritt.

Value Place Hotel - Located at 8840 Wadford Rd., Raleigh this is projected to be a 121 room property.  Wadford is located just off of Capital Blvd. and north of Durant Road.  Value Place Hotels offer extended stay accommodations.  Developer is Value Place, 8621 E. 21^st. Status:  Site plan has been filed.

Crowne Plaza Hotel - Located at 251 Airgate Dr., Cary, currently site of the I-40 Park & Fly facility.  Projected to be a 200 room hotel, 12,000 square foot ballroom and 2,000 square feet of meeting space.   Construction is expected to begin in 2008 with completion in 2009.  Owner is Hitesh Patel, President, Sahaj Hotels, 1230 SE Maynard Rd., Cary, 27511, (919) 380-3587.

3700 Glenwood Ave - An upscale, boutique hotel is being considered at 3700 Glenwood Ave.  Developer is Gordon Grubb, Grubb Ventures, 3733 National Dr., Ste. 125, Raleigh NC 27612, (919) 786-9905.

Daly Seven Hotels - Small hotel to be located beside the Hilton Garden Inn at Triangle Town Center.  Contact is John Tyler, Daly Seven, 1005 Bullard Ct., #100, Raleigh, NC 27615, (919)872-3507, www.dalysevenhotels.com 

Park West Village - Located at 9705 Chapel Hill Rd., Morrisville (southwest corner of Cary Parkway and NC 54 Intersection).  A 94-acre proposed mixed use plan with residential apartments, retail, office and garden style or business hotel.  Hotel would consist of 140 rooms in a 5-story structure. Developer is Morrisville Partners, LLC.

Status:  Town of Morrisville approved site plan 1/08.

Powerhouse Plaza - This would be a 10 story project with ground floor shops and restaurants, 85,000 square feet of office space, 400 parking spots and 134-room hotel and rooftop bar (to occupy 5 stories of building).   The building would be located on the southern half of a block bordered by Jones, West Harrington, and Lane Streets.  Hotel brand would be Hyatt Place.  Hotel will be owned by Premier Development Group, Charleston, SC.  If plans are approved construction could begin summer of 2008 with completion by 2010.  Developer is Cross Williams, Williams Realty & Building Company, 3111 Glenwood Ave., Raleigh, NC, (919) 781-7107

Status:  Preliminary site plans will be submitted to Raleigh City Council in February 2009.
